Breed by Nirvana

This puzzle was inspired and created for the Monthly puzzle prompt for October 2026 over on the CTC discord - "Into The Woods".
The prompt was asking for us to "build a tree", which is a line from the song "Breed" by Nirvana. This was the line that actually sparked my love of Nirvana all those years ago. For the bonus points on the Halloween inclusion, lucky for me the song has a ghost. However, I have no idea how to actually build a tree, so was hoping you could build one for me.

Rules
- Sudoku: Fill the grid with digits 1-9 so that no digit repeats in any row, column or 3×3 box.
- Plant a house, Build a tree (Pathfinder): A house has been planted in row 9, the goal is to build a tree originating from it. There are four branches that grow from the house seed to each of the four targets. Each target has a different line type, listed below, that must be used to reach it.
Branches may grow orthoganally or diagonally, however must never grow horizontally for more than one cell nor downwards at all. Branches must not cross themselves or other branches. Branches must not grow through the centre of any clues. The starting point (ie thermo bulb, index square) of the line of each branch is the house seed and this is the only cell they can share. The ending point is the target.
- Don't care if it's old (Thermometer): A thermometer branch grows from the house seed to the old man. Along this branch, digits must always increase.
- Don't have a mind (Index line): An index branch grows from the house seed to the mind. Along this branch, the position of each digit determines another digit’s location. A digit X in position Y requires a digit Y in position X.
- Get away from your home (Palindrome): A palindrome branch grows from the house seed to the home. Along this branch, digits must read the same forwards and backwards. There is no central cell.
- Afraid of a ghost (Modular Line): A modular branch grows from the house seed to the ghost. Along this branch, any three adjacent digits must include one digit from each of the modulo‑3 sets {1,4,7}, {2,5,8}, and {3,6,9}.
All following variant clues use their standard meanings - full descriptions are provided below.
- Black Dots: A black dot connects two digits where one is exactly double the other.
- X sums: An X connects two digits that sum to 10.
- V sums: A V connects two digits that sum to 5.
